Following appointment we complete a survey of the house, this is both a photographic and CAD survey.  By conducting the survey ourselves we know every nook and cranny to allow us to understand the building as best we can.  We would then draw up three concept designs which all meet the brief in slightly different ways and spend the budget in different ways.  These would then be presented to you at the house so we can discuss the schemes.  The scheme will then be left with you to mull over for a short time.  Following feedback from yourself we will then refine the comments into the final scheme.  At this stage the design will then costed on a rough basis to check that we are within budget prior to submitting a planning application.

Following design agreement we will then produce a set of planning drawings.  This involves completing the additional drawings, producing a design and access statement (if required) and filling out the necessary application forms.  It then becomes a waiting game of at least 8 weeks but clients should allow for a 10 week process.  During this time we would meet with the Case Officer on site to discuss the proposals and negotiate with the planners to hopefully obtain approval.

Once approval is granted we can proceed with producing a set of tender drawings.  During this time we will guide you through the process of decision making to ensure the contractors have enough information to provide an accurate price for the construction.  At this time we will help you appoint the rest of the design team who we will then liaise with to complete the building regulations approval plan check.  When the tender prices are returned we will assist you in analysing the prices in order to make a decision on the contractor.

We offer a full service which includes site visits and contract administration to ensure what we have drawn is built.  Following completion by the contractor we will assist in ensuring the snagging items are completed.  At the end of the rectification period we liaise with the contractor again to make good any defects.
